THE PERSON BEHIND SMART GIRL

Meet Jessica Grace Williams.

Founder, Smart Girl Developments

Jessica’s real estate experience began in 2009. She earned her broker’s license in 2012, founded her broker-owned brokerage, InvestSmartToday, LLC, in 2013, and expanded into development in 2015. That real estate foundation informs her work on land strategy, rezoning, plan revisions and public review.

THE WORK BEHIND THE ADVICE

Real projects.
Distinct possibilities.

See the work at different stages: property research, design, public review and completed homes.

HOW THE WORK TAKES SHAPE

Understand zoning, land-use policy, records and site constraints.

    Start with the land
  2. 02

    Shape the proposal

Connect the survey, architectural ideas and owner’s goals in a clear project brief.

    See proposal work
  3. 03

    Navigate the review

Coordinate the applications, revisions and public hearings the project requires.

    Understand approvals
  4. 04

    Move into delivery

Work with the licensed project team on next steps, finish selections and the path to market.

    Connect with a team

How we turn property questions into a working plan

THREE DIFFERENT QUESTIONS

Know what guides the land.
Then plan what comes next.

01 / LAND-USE POLICY

What future does the plan envision?

Community plans and the Community Character Manual guide the area’s future character and zoning decisions. A policy designation does not, by itself, change your zoning or issue a building permit.

02 / CURRENT ZONING

What rules apply to the property today?

Your zoning district, overlays and applicable ordinances govern permitted uses and development standards. Read the actual district and its conditions before assuming what you can build.

Find out what your zoning means
03 / ENTITLEMENTS

Which approvals does the proposal need?

Entitlements are the land-use approvals a project requires. Depending on the site, the path may involve rezoning, an SP, subdivision, BZA or historic review, followed by separate permits.

A FOCUSED FIRST CONVERSATION

Development
Readiness Review.

Know what to verify, who to involve and what to do next.

  • What to verify. Identify the property, zoning and process questions that deserve attention.
  • Who to involve. Discuss the professionals and agency conversations relevant to your idea.
  • What to keep. Receive a one-page recap of the key questions and agreed next steps within two business days after your completed review.

Preliminary guidance, not a full feasibility study. Bring an address if you have one, existing plans or notices, and your three biggest questions.

BEFORE WE BEGIN

A few useful answers.

Can Jessica help rezone my property?

Yes. Rezoning and entitlement advisory are core Smart Girl services. We can help research policy and zoning, assess the approval path, coordinate application materials and prepare for public review. Scope and fees are agreed separately; Metro decides approvals.

Do I need to own a property already?

No. Start with a property you own, one you are considering, or an early idea. Bring the address if available and the decision you need help making.

What does the $250 review include?

A 30-minute preliminary conversation with Jessica about your goals, development stage, questions to investigate and a practical next step, plus a one-page recap within two business days after the completed review. It does not include a full feasibility study, site plan or guarantee of approval.

What happens after I sign up?

Your request is saved for Jessica. She follows up to agree on a time and scope, provide the correct Zelle recipient details, and confirm the appointment and payment status. Submitting the form does not reserve a time or verify payment.

Can you help with a larger project?

Yes. Development strategy, entitlement coordination, professional-team coordination, mentorship and brokerage begin with a conversation. Scope, fees and timing are agreed separately in writing.
