Stalled plans & prior denials

Nashville Plan Revisions & Approval Strategy

Understand the setback. Strengthen the proposal. Prepare the next step.

BUILT AROUND YOUR GOALS

A better starting point.

A denial or difficult review is a reason to examine the project carefully. Jessica helps owners understand the decision, connect the applicable rules with their goals and coordinate a revised proposal with the appropriate professionals. Her experience spans Metro Codes, BZA, Planning, Council and historic review, with a different route for each kind of decision.

Who this is for. Owners and project teams with denied applications, unresolved review comments or plans that need a stronger development strategy.

Diagnose the setback

Review the decision, current drawings, zoning, policy, approval history and staff comments. Identify questions for Metro or the relevant specialist before recommending a next step.

02

Coordinate a meaningful revision

Develop a response plan with the owner and licensed design team. Track the changes, supporting information, responsibilities and open issues.

03

Prepare the next review

Organize the agreed application materials, community engagement and hearing preparation. Document the decision, conditions and next milestones.

MAKE THE CONVERSATION COUNT

What to bring.

Share what you have. You can begin even if some questions are still unanswered.

  • The decision, denial notice or staff review comments
  • Current and earlier drawings, survey and application number
  • Property address or parcel ID and owner authorization
  • Your intended outcome, budget assumptions and any notice deadlines

CLEAR EXPECTATIONS

Know the scope.

The written scope identifies the review, coordination and hearing work included. Design, engineering, legal services and government fees are separate unless expressly included. Metro and the relevant boards decide applications. Any legal appeal or time-sensitive filing needs prompt advice from qualified counsel.

Can a previously denied project move forward?

Sometimes a revised design, better supporting information or a different lawful approval path can address the obstacle. A prior denial does not by itself establish that another application will succeed. We begin by reading the actual decision and understanding what needs to change.
