Understand the property first

Nashville Zoning Research Report

Know what applies today and which questions come next.

BUILT AROUND YOUR GOALS

A better starting point.

A parcel search is the beginning. A Zoning Research Report brings the relevant records into one explanation of the property’s current rules, policy context, apparent constraints and potential approval path. Every material finding is tied to a source or identified as an open question.

Who this is for. Owners, buyers, Realtors and project teams who want to understand the property’s rules before choosing a use or design.

RELATED PROJECT EXPERIENCE

From a land vision to a place in the city.

The challenge
Connect a development vision to the property’s zoning and approval path.
Jessica’s work
Coordinate land strategy, revised proposals and the applicant-side rezoning effort.
Documented milestone
Second Substitute Ordinance BL2019-1569 changed the 2.3-acre property from RS5 to Specific Plan zoning. It completed third reading August 6, received Mayor David Briley’s approval August 7, and became effective August 9, 2019. A later Realtracs record, MLS 2604861, documents a completed eight-townhome building and a June 28, 2024 closing.

Ordinance enacted · built-phase record. Each property needs its own research, scope and approvals.

CLEAR EXPECTATIONS

Know the scope.

The starting scope covers one parcel and one consolidated clarification round. Potential yield is preliminary and depends on physical conditions and further review. Surveys, engineering, title opinions, legal advice, formal appraisals and application management are separate.

Does the report guarantee how many homes I can build?

No. Zoning is one part of development capacity. Access, utilities, drainage, easements, design and approval conditions can change the outcome. The report identifies what needs to be confirmed.
