Compare the possibilities

Development Opportunity Report

Compare what the property could become before choosing a direction.

BUILT AROUND YOUR GOALS

A better starting point.

More development is not automatically better development. We compare a defined set of options against your goals, the zoning baseline, apparent site constraints, market context and the work needed to pursue each path. The result is a reasoned recommendation about what deserves deeper study.

Who this is for. Landowners, investors, churches and nonprofits deciding between potential uses, a sale, or further development study.

RELATED PROJECT EXPERIENCE

From a land vision to a place in the city.

The challenge
Explore different arrangements of homes, access, parking and open space.
Jessica’s work
Coordinate land studies and alternative concepts before pursuing the revised proposal.
Documented milestone
Second Substitute Ordinance BL2019-1569 changed the 2.3-acre property from RS5 to Specific Plan zoning. It completed third reading August 6, received Mayor David Briley’s approval August 7, and became effective August 9, 2019. A later Realtracs record, MLS 2604861, documents a completed eight-townhome building and a June 28, 2024 closing.

Ordinance enacted · built-phase record. The 46-home drawing is a concept study. It is distinct from the later completed-building record.

A clear recommendation

Explain the preferred direction, tradeoffs, assumptions and additional work needed before a commitment.

MAKE THE CONVERSATION COUNT

What to bring.

Share what you have. You can begin even if some questions are still unanswered.

  • Your ownership context and priorities
  • Property records and any existing studies
  • Uses or outcomes you want to compare
  • Timing, budget expectations and decision-makers

CLEAR EXPECTATIONS

Know the scope.

Concept-level analysis for one parcel and up to three agreed options. This is not an appraisal, architectural design or a full project pro forma. The final scope identifies source depth, timing and the included clarification round.

Do I need to purchase a zoning report separately?

No. The starting opportunity-report scope includes the zoning baseline. If we have already completed relevant research, the proposal identifies reusable work and any credit before the upgrade begins.
